Located on scenic Route 1A, Hoyt's is a comfortable array of wood-frame cottages facing the ocean. Open the screen door and walk over a roving lawn and out to Rye's rocky coastline and sandy beaches. Downtown Portsmouth is just minutes away, where there are fine shops and restaurants.

Each cottage has a shower, fresh linens and towels^*, a fully equipped kitchen, heater and satellite television. There are one and two bedroom cottages - perfect for a romantic week away at the sea, and just as perfect for a family-sized get together at the beach.

All of our cottages are non smoking units. (Smoking is fine outside on our porches or decks).

• Season rentals begin and end on Saturday
• Check-in time is 2 pm
• Check-out time is 10 am
• $20 per extra person per night
• You need to be at least 21 years of age to register. No proms.
• Deposit required on all reservations. Deposit of 50% by personal check for weekly rentals. Daily rate in full.
• 50% deposit required on all rentals of two or more cottages
• 50% deposit required on all rentals of two or more weeks with full balance due 30 days prior to your reservation
• Cancellation Policy: Refunds only if the cottage can be re-rented over the entire reservation. Call AAA or Allianz for travel insurance to cover your vacation please & inform us to apply to.
• No refunds given for cottages rented on a day to day basis
• Cottages are for registered guests only
• Please phone us if you anticipate arriving after 4 PM
• NO SMOKING policy: Your credit card will be charged $100.00 for cleaning any cigarette smoke damaged units

• Dear Guests, Please note due to space one car per cottage.  One hour limit to visitor parking.  If you anticipate more than one car you need to make your own arrangements as we do not have the space.
• Daily rates apply only when weekly vacancies allow.
  
• ^*Cottages are housekeeping units, there is no maid service and we do not change the linens during the week. We take pride in having the cleanest accomodations for you. Please return your gratitude by leaving the cottages as you found them. We expect the cottage to be picked up, including clean dishes, pots, pans, stove and all put away as you found it. We will charge a $50.00 per hour cleaning fee for those cottages that were left messy.
